What Is Roof Flashing & What’s Its Purpose?

Roof flashing is typically made from metal, such as galvanized steel, aluminum, or copper, though some applications use other materials, such as PVC. It directs water away from the vulnerable areas of your roof that are more prone to leaks and creates a waterproofing barrier.

When you look at your roof, you may notice flashing where different roof surfaces meet or around openings in the roof. It’s also used in the valleys and between two roof planes. It’s shaped to fit these vulnerable areas of your roof and helps keep water from reaching the underlying materials beneath the shingles, tiles, or other roofing materials.

Roof Flashing Repair What It Is How It Works and Why Repairs Matter - Elevated Roofing

Properly installed flashing maintains the integrity of your roof, extends its life, and prevents damage. Improperly installed flashing, on the other hand, can lead to roof damage and, in severe cases, structural damage.

Why You Need Roof Flashing Repair

Roof flashing can deteriorate gradually from normal wear or suddenly sustain damage from a storm or hail.

  • A hailstorm, for example, can damage shingles and flashing in the Dallas–Fort Worth area.
  • Excessive winds can cause the flashing to pull away and lose its waterproofing seal.
  • Metal flashing can corrode over time, depending on the material and exposure conditions.
  • Sometimes, flashing can loosen or separate as roofing materials expand and contract or as a house shifts due to changes in the soil and foundation over time.
  • Improperly installed flashing, improper sealing, and inexperienced DIY roof flashing repair work can also lead to a failure in the waterproofing of your roof.
  • Likewise, low-quality flashing or incorrectly installed flashing can fail prematurely, especially after prolonged exposure to heat and UV rays.

Any opening in the flashing can provide water with a pathway to get under your roof and into the decking, rafters, and insulation of your home.

What Areas of a Roof Commonly Need Flashing Repair?

Different roof features use different flashing systems, so the repair depends on where the damage is located and how that flashing is installed.

Chimney Flashing Repair

Chimney flashing covers the areas where the roof meets the masonry. Repairs often focus on the flashing attached to the chimney because it is more exposed and can separate from the brickwork. If the flashing beneath it is also damaged, nearby shingles and other flashing components may need to be removed to reach the affected area.

Skylight Flashing Repair

Skylights usually rely on several overlapping flashing pieces around their edges. Repairing this area may involve checking multiple components rather than replacing a single piece.

Vent Flashing Repair

Roof vents and pipes typically have flashing fitted closely around the opening in the roof. Repairs may involve replacing deteriorated material around the vent and making sure the new flashing fits correctly with the surrounding shingles.

Wall Junction Flashing Repair

Where a sloped roof meets an exterior wall, flashing is installed in overlapping sections alongside the shingles. Repairing this area requires maintaining the proper overlap so water continues to move down the roof instead of getting behind the roofing materials.

Signs Your Roof Needs Roof Flashing Repair

Some flashing problems are visible from the ground, but it’s also possible you wouldn’t notice them. That’s one reason regular professional roof inspections can be useful.

Signs of damaged flashing can include:

  • Flashing that is loose, lifted, bent, or missing.
  • Gaps around chimneys, vents, skylights, or roof valleys.
  • Rust or corrosion on metal flashing.
  • Cracked or deteriorated sealant around flashing.
  • Water intrusion near areas where flashing is installed.

If your flashing is damaged, you need to repair the flashing on the roof as quickly as possible.

How We Repair Flashing on the Roof

When we repair flashing on the roof, we begin by identifying the source and extent of the damage before repairing or replacing the affected flashing.

Inspect the Flashing and Surrounding Roof

Elevated Roofing can inspect the flashing, identify the source of the problem, and determine whether nearby roofing materials have also been affected. The inspection helps establish the scope of work before we repair the flashing on the roof.

Access and Repair the Damaged Area

Depending on the location and condition of the flashing, roofing materials around it may need to be carefully lifted or removed. We also address damaged materials beneath the flashing before we begin roof flashing repair.

Replace and Reseal the Flashing

We then repair the flashing on the roof (or replace it if appropriate) and seal it so that it works with the surrounding roofing system. Once the work is complete, we put the surrounding roofing materials back in place.

What Affects Flashing Roof Repair Cost?

Flashing roof repair costs depend on the amount of work needed. Factors that can affect your estimate include:

  • Location of the damaged flashing: Hard-to-reach areas may require more time and labor.
  • Extent of the damage: A small loose section may require less work than flashing that is rusted, bent, or deteriorated.
  • Type and amount of flashing: Different roof areas may require different materials and repair methods.
  • Condition of nearby roofing materials: Damaged shingles, decking, or other materials may also need attention.
  • Complexity of the repair: Chimneys, skylights, vents, and roof-to-wall connections can require different approaches.

Every roof flashing repair job is different. That’s why we provide a free, no-obligation estimate of your roof flashing repair cost. Repairing damaged flashing early can help limit water intrusion and reduce the risk of more extensive roof repairs.
