Look for light coming through the beams or signs of water or mold growing. Does the attic smell like mold and mildew? Do you see signs of dampness after a storm? These are all signs of a leaky roof, which definitely needs repair and possibly a replacement.

 

Walk Around Your House

During the year, it is also important to perform regular visual inspections of your roof, especially after a storm. This includes walking the perimeter of your home and looking for signs of visible damage. Do not climb up on your roof to do an inspection, especially if you’re concerned that it is damaged. You could damage it more or you could injure yourself in the process.

During your perimeter walk, look for the following signs that indicate that you may need roof repair and/or roof replacement:

  • Loose or damaged shingles
  • Missing shingles
  • Bald spots on shingles
  • Sagging roof
  • Mold or rot on the roof
  • Holes or dark spots
  • Signs of water damage or leaking

Some other things to consider include if:

  • Your roof is older than 15 to 20 years old
  • Your neighbors are getting new roofs (this could be a sign of significant storm damage in your area)

For example, here in Texas, an average asphalt roof’s lifespan may only last between 12 to 15 years depending on weather conditions the roof has experienced.
