How to Estimate the Cost of Home Roofing Materials

Variables that Affect the Cost of Home Roofing Materials

If you are pondering a home roofing repair, the cost of the project is likely weighing on your mind. An accurate estimate of the job’s total cost will help assuage your concerns. In particular, pinpointing the cost of the roofing materials will help you plan your budget and select the proper time for the repair(s) to take place.

Roofing Materials Often Determine the Brunt of the Project’s Cost

Home roofing materials play a major role in the project’s total cost. Oftentimes, the price of the materials is determined by the cost of the raw form of their source. As an example, asphalt shingles are made with petroleum. Petroleum prices typically fluctuate quite extensively. The cost of asphalt tends to fluctuate as seasons change. Another example of a roofing material that hinges on the cost of its raw form is copper. Copper roofing materials are sourced from raw copper, a metal that has a somewhat dynamic price.

Most home roofing materials can grouped into low, medium and high cost groups. In general, asphalt shingles, composition shingles and rolled roofing tend to be on the low end of the price spectrum. Metal shingles, tile, rubber (also referred to as faux slate) and standing seam metal roofing tend to fall toward the middle portion of the price spectrum. The upper end of the price spectrum features materials like copper, slate and “green” roofing materials.

A Cost Comparison Between Asphalt and Metal Roofing Materials

Asphalt shingles are extremely popular. This style of shingle is used on nearly three-quarters of all homes in the United States due to its affordability. Furthermore, asphalt shingles are easy to install. Add in the fact that they do not cost an exorbitant amount of money to replace and it is easy to see why so many opt for asphalt shingles. Asphalt shingles are much cheaper than metal roofing materials. In general, each roofing square of metal is about three times as expensive as asphalt. Yet there are variations in the cost of metal roofs based on the specific style:

  • Corrugated steel panels are usually the cheapest metal roofing variation.
  • Aluminum and steel shingles tend to be two times as costly as corrugated steel panels.
  • Stone-coated steel metal roofing often runs upwards of $400 or more per square.
  • Zinc or copper roofing is at the top of the metal roofing price spectrum, sometimes approaching a thousand dollars per roofing square.

Additional Options and Their Respective Costs

Let’s take a look at some other roofing material options to give you an idea of what else is available and their typical price range.

Clay Roofing Tile

Common in Spanish style homes, this roofing material is available in an array of variations including shingle style, interlocking and barrel. Clay roofing tile lasts quite long, is low maintenance but fairly costly.

Concrete Tile

Concrete tile is nearly as durable as clay yet it is typically slightly cheaper than clay.

Slate

Slate is a sturdy and visually pleasing natural stone roofing material. This gorgeous material’s beauty and durability comes at a cost. As noted above, slate is one of the more expensive roofing materials. If you have your heart set on slate but don’t want to pay top dollar, consider synthetic slate. It is lighter in weight but also considerably cheaper.

Architectural Shingles

Architectural shingles are made of asphalt yet they mimic the aesthetic of upscale products such as shakes or cedar shingles. This style of shingle is more expensive than the 3-tab asphalt shingle. However, architectural shingles are not as costly as most cedars or shakes.
